Local Market

Bradford and the Aire Valley

Bradford gives investors a lot of building for their money. Victorian and Edwardian terraces, an unusual number of former textile mills and solid rental demand mean the deals here come in many shapes.

Terraces, HMOs and Article 4

The Land Registry average for the Bradford district was £182,766 in July 2026 (provisional; sourced below). At those prices investors tend to buy in numbers, so our Bradford bridges, from £200k upwards, usually fund several terraces or a block in one go, a portfolio refinance, or a mill conversion.

HMOs are well established around the University of Bradford and along the Manningham and Heaton corridor. Bradford’s Article 4 directions control dormers, exterior painting and alterations in named areas rather than HMO use; the details are below.

Mill conversions

Mills are where Bradford stands apart. The Aire Valley is lined with former textile mills, and many have been converted, or still could be, into flats, mixed-use, creative workspace or commercial space. Lenders differ a great deal in how they view a mill, so we take these to the specialists who already understand them.

Saltaire and the valley towns

Up the valley, Saltaire (a UNESCO World Heritage site), Shipley, Bingley, Ilkley and Keighley each have their own buyers and prices, with Halifax and Huddersfield close by. Neighbouring cities have their own pages: Leeds, York and Sheffield.

Planning, Article 4 and HMO licensing

Bradford Council lists six Article 4 directions in the district: Saltaire (made in 1976, covering external alterations and extensions), Apsley Crescent (dormer windows and exterior painting), and dormer-window and stone-painting directions in Little Horton and Manningham (made in 1985). None of them concerns HMOs, but a dormer on a house inside the Manningham or Little Horton direction areas needs permission first. A house let to five or more tenants who are not one family needs an HMO licence from the council, and the council publishes a register of HMO licences.

The Bradford deals we arrange

Bradford lending is business-purpose only, for investors, landlords and property companies, from £200k. With the district average under £185k, the usual case is several terraces or a block bought in one go, an HMO bought or refinanced near the university, a mill conversion in the Aire Valley, or a portfolio refinance. For a West Yorkshire example, see our Wakefield development exit case study. We do not lend on a home that you or your family live in.

Common Questions

Bridging Finance in Bradford — FAQ

Can you complete on a Bradford auction lot within the completion period, typically 20 business days?

Yes. West Yorkshire auction lots can complete inside the completion deadline, typically 20 business days. We typically complete auction purchases in 5 to 14 working days. That assumes a pre-instructed valuation and an AIP (agreement in principle) in place. Typical Bradford cases complete in 5 to 7 working days.

Do you finance HMOs in Manningham, Heaton and near the University of Bradford?

Yes. The HMO market around the University of Bradford and along the Manningham and Heaton corridor is well established. We fund HMO purchases, conversions where planning allows, refinance of existing HMOs, and single-let buy-to-let bridges too.

What areas around Bradford do you cover?

Within the district we cover Manningham, Heaton, Saltaire, Shipley, Bingley and Ilkley, and beyond it Keighley, Halifax, Huddersfield, Leeds and Wakefield. We fund across the UK as well, so a deal outside West Yorkshire is no problem.

Can I bridge a Bradford commercial or mill conversion property?

Yes. Bradford has a large stock of former mill and industrial buildings suited to residential and mixed-use conversion, especially along the Aire Valley. We place mill conversions, straight commercial bridges and purchase-plus-works loans with lenders who are comfortable with the asset.

What rates can I get for a Bradford bridging loan?

Bradford bridging starts from 0.50% a month (first charge, under 50% loan-to-value, straightforward cases). For a Bradford loan the rate depends on LTV, exit, the asset and your experience, and a portfolio of let terraces in Heaton is a simpler case than a half-converted mill. We compare 158 lenders to find the ones that suit it.
