Local Market

Halifax and the Calder Valley

Halifax is the largest town in Calderdale, in the Calder Valley between Bradford and Manchester. Wool made the town, and the Victorian mills, warehouses and terraces it left behind still line the valley floor and climb the hillsides.

Terraces and yields

Prices are modest: the Land Registry average for Calderdale, the district that includes Halifax, was £191,385 in July 2026 (provisional; sourced below). That suits a buy, refurbish and exit plan: purchase below market, do the work, then sell or refinance onto a long-term product. Our Halifax bridges start at £200k, so investors use them to buy several terraces at once, take on a mill conversion or refinance a portfolio.

Mills from Sowerby Bridge to Todmorden

From Sowerby Bridge to Hebden Bridge and Todmorden, the valley holds dozens of former textile and industrial buildings with conversion potential. Lender appetite for them varies a lot, so we take Calder Valley mill schemes to lenders with direct experience of funding them.

HMOs and the Article 4 question

Halifax’s position as a commercial and transport hub between Leeds, Bradford and Manchester supports a well-established HMO and multi-let market. We check the council’s Article 4 and licensing position on the address as part of structuring the deal; what the council publishes is set out below.

Brighouse and Elland complete the Calderdale catchment. Further across West Yorkshire and beyond, we also cover Bradford, Leeds, Sheffield and York.

Planning, Article 4 and HMO licensing

Calderdale Council’s Article 4 list (page updated 25 June 2026) names eight existing directions, each tied to a particular street or site: Eiffel Street, Birchcliffe Road, Melbourne Street, West Laithe, Hangingroyd Lane, Oldham Road, land at Dukes Cut and land behind Stocks Gardens. It does not list a district-wide direction on HMO conversions, so check the address against that list early. Source: Calderdale Council, Article 4 directions (checked 18 October 2026). HMOs occupied by five or more people forming two or more households need a mandatory licence from the council: Calderdale HMO licence guidance notes. Planning applications sit on the council’s planning pages.

The Halifax deals we arrange

Our Halifax loans are for business purposes only, for investors, landlords and property companies, from £200k. An average Calderdale home is just under our £200k minimum, so a typical case is several terraces bought together, a mill or warehouse conversion in the Calder Valley, an HMO or multi-let purchase, or a portfolio refinance. For a West Yorkshire example, see our Wakefield development exit case study. We do not lend on a home that you or your family live in.

Common Questions

Bridging Finance in Halifax — FAQ

What bridging loan rates are available in Halifax?

Halifax pricing starts from 0.50% a month (first charge, under 50% loan-to-value, straightforward cases). Halifax and Calderdale are familiar ground for specialist short-term lenders, and low entry prices with good yields tend to help the case. We compare 158 lenders to match your deal and your exit.

Can I bridge a Halifax auction purchase?

Yes. Auction buying is a natural fit for short-term finance in Halifax, and we aim to complete well inside the completion deadline, typically 20 business days. We typically complete auction purchases in 5 to 14 working days. That assumes a pre-instructed valuation and an AIP (agreement in principle) in place. Across Calderdale, 5 to 7 working days is typical.

Do you finance Halifax mill conversions and industrial property?

Yes. Halifax and the Calder Valley contain a significant inventory of former textile mills, many of which have been or could be converted to residential, mixed-use, or workspace use. We work with lenders experienced in mill and industrial conversions across West Yorkshire.

Do you cover Hebden Bridge, Todmorden and the rest of Calderdale?

Yes. Besides Halifax itself we arrange finance in Sowerby Bridge, Hebden Bridge, Todmorden, Brighouse, Elland and the villages between them, and across West Yorkshire in Bradford, Leeds, Huddersfield and Wakefield, plus Sheffield.

Can I use bridging finance to buy a Halifax HMO?

Yes. Rental demand in Halifax and Calderdale is strong and HMO yields compare well across West Yorkshire. Our lenders fund HMO purchases, conversions and refinance here, and we check Article 4 coverage for the sub-area first.
